In 2011, this deal involved the commercial conversion of A listed building into a mixed residential asset, comprising two 1-bed flats, a 4-bed HMO, and a 6-bed HMO for students.
The project was completed over approximately 12 months, with a total investment of £676,500 including purchase and refurbishment.
Following the refinance, the project delivered £228,500 in profit, while creating a high-performing asset generating £3,200 per month in cashflow.
Since completion, the asset has continued to appreciate significantly, with its value increasing from £905,000 in 2012 to £1.3M in 2026.
